If your building has air conditioning with an effective rated cooling capacity of more than 12 kW, you are legally required to have a TM44 inspection. Responsibility usually sits with the building owner, manager or whoever controls the operation of the air conditioning on site. TM44 regulations came into force on 4 January 2011 under the Energy Performance of Buildings Directive (EPBD) and inspections must be carried out at intervals of no more than five years. There are penalties for businesses that fail to have a valid air conditioning inspection report where one is required.
